Peeling and blistering describe a failed paint film; they do not identify one universal cause. A useful repaint record maps where the failure occurs, how the coating separates, what water or heat reaches the surface, and which layers remain attached before a repair system is selected.
This field guide supports an estimate. It does not diagnose roof, wall, structural, stucco, wood-decay, mold, lead, or waterproofing problems. Resolve active water, unsafe material, and substrate damage with the appropriate qualified party before coating work closes the evidence.
Define peeling, blistering, cracking, and chalking separately
- Peeling: paint lifts in flakes or sheets and exposes another coating or the substrate.
- Blistering: raised bubbles or pockets form beneath the film; record whether they contain moisture and which layer releases without intentionally opening a suspect area.
- Cracking or checking: lines form within or through coating layers; note pattern, depth, flexibility, and relation to joints or substrate cracks.
- Chalking: a powdery surface residue transfers during an approved test; record color, severity, and cleaning result.
Sherwin-Williams defines peeling as a loss of adhesion and identifies moisture paths such as failed caulk, clogged gutters, roof leaks, interior moisture, ground-adjacent siding, and painting damp surfaces among possible contributors. That list creates investigation prompts; it does not prove which cause applies to a particular house.
Build a failure map by elevation
- Location ID: north, south, east, or west elevation; wall band; trim; door; soffit; fascia; railing; or other component.
- Exposure: direct sun, shade, irrigation, splashback, roof runoff, condensation, vegetation, soil contact, or pool chemicals.
- Failure geometry: isolated spot, bottom edge, joint, horizontal ledge, repeated fastener, broad field, or previous patch boundary.
- Layer observation: topcoat-to-primer, primer-to-old coating, coating-to-substrate, or unknown; do not overstate a visual guess.
- Timeline: first observed, prior repairs, last repaint, weather event, leak, cleaning, caulking, or building change.
Trace water before discussing paint
Inspect roof runoff, gutters, downspouts, window and door joints, penetrations, horizontal ledges, irrigation contact, wall-to-grade conditions, plumbing, and interior humidity reports. EPA advises correcting the water problem and drying surfaces before painting and warns that coating moldy surfaces is likely to peel.
Create a test-area release
- Active source corrected by the responsible trade, with date and verification record.
- Loose coating removal boundary and safe disturbance method established, including lead-safe requirements where applicable.
- Substrate repair, cleaning, drying, and surface-preparation method documented.
- Adhesion or compatibility test area identified and evaluated under the coating manufacturer's current instructions.
- Primer and finish product, application conditions, coat description, and acceptance date recorded.
Compare repaint scopes by what they correct
- Cosmetic coat only: does not remove unsound layers or correct water and substrate conditions.
- Localized repair: defines the failure boundary, feathering, primer, texture, and visible paint transition.
- Broad preparation and repaint: defines removal extent, sound stopping points, repairs, primer decision, and full coating boundary.
- Other-trade correction first: roofing, drainage, carpentry, stucco, sealant, moisture, or structural work is released before painting.
